Either-Or: A Battery Wharf Pad vs. a Newton Victorian

It’s amazing what a few miles will do to the market. This month, we compare a condo on the waterfront with a single-family home in Nonantum.

Boston’s waterfront and northern Newton are only about a 25-minute drive apart, but that relatively small distance makes a huge difference to homebuyers. Although this condo on Battery Wharf sold for the same price as a Victorian home in Newton, it’s half the size, with room enough for only one bedroom in its 1,070 square feet. But its fixtures and finishes are top-of-the-line, and the Italian eateries of the North End are just a short walk away.

Needless to say, there’s no 24-hour room service or access to an Exhale spa in Newton’s Nonantum neighborhood. Instead, the luxuries of the Italianate single-family, built in 1869, include three more bedrooms, an additional full bathroom, and double the amount of living space. For that extra room, its new owners had to act more than twice as fast to put in an offer—and ultimately paid $100,000 over asking price. For them, the grassy backyard complete with a red barn was worth every penny.
