Typical to resort zoning, the homes are sold for the summer months, with no restrictions from April 1 to October 31, and four days every 30-day period, so you can head out to the Cape for Thanksgiving or pile your January and February days and get away for school vacation week.

Thanks to the high criteria of the construction code—including one-bedroom lofts as well as two- and three-bedroom homes—these properties have incredible kitchens, porches, and close access to Nantucket Sound, with the beach is just a few steps down the winding crushed shell paths leading to over 600 feet of private beach with access to three jetties.

The greater Heritage Sands development will also feature a gated private pool, a covered veranda, and community clubhouse with a catering kitchen and lounge for neighborhood gatherings and private parties, as well as a gym.

“You’re getting that new property with all of the modern conveniences that in an absolutely great location” says Degnan. “It would be difficult to find a new property on the water like this, there’s really nothing like it.”
