The Smallest Homes for Sale in Back Bay Are Pretty Darn Tiny

Ever wonder if you could pack up a fraction of your things and move into a tiny house? What about a shoebox-like condo in Back Bay?
You’d have a few choices if you went with the latter. In a new report, real estate analytics firm NeighborhoodX identified the seven smallest homes for sale in Back Bay. The puny (and pricey) pads all measure up to less than 500 square feet. On the whole, they range from 280 to 496 square feet, and they’re clustered along Marlborough Street, Commonwealth Avenue, and Beacon Street.
The smallest condo of all is a 280-square-foot abode on Marlborough Street. For $349,000, it offers a kitchen with a glass backsplash, new cabinets, and granite countertops. There’s also a newly renovated bathroom and a walk-in closet for storage. At $1,246 per square foot, it’s one of the most expensive properties on the list on a per-square-foot basis.
The largest tiny condo, on the other hand, is a 496-square-foot unit on Beacon Street. It’s on the ninth floor of the Charlesview, and has some pretty impressive views of the city. It asks $575,000, or $1,159 per square foot.
“It is fascinating that smaller apartments tend to sell for more than larger ones, even in the same building or neighborhood,” says Constantine Valhouli, director of research for NeighborhoodX. “A bit like buying fancy chocolate for $1 for a small cube, then realizing that, at those rates, you’d pay $25 for a something the size of a Hershey bar.”
